While the trend in Downtown Toronto has been the elimination of parking to incite transit use, Oakville appears to be taking a more gradual approach. Looking at some of the supporting stats from our Custom Location Report, one thing that stands out is the parking ratio, with 3,266 parking spaces for 4,593 units across the 15 projects. Proposed design for 3-tower Distikt Station, image from submission to City of Oakville With more restrictive zoning in other parts of Oakville, proposals of this scale are zeroing in on the areas surrounding transit, and the Town may be forced to approve some of them in order to meet its density targets. The proposed Distrikt Station proposal looks more like something out of Vaughan Metropolitan Centre, with three sky-scraping towers of 44, 49, and 58 storeys, detailed with a futuristic exterior expression that screams big city. Proposed design for 485 Trafalgar Road, image from submission to City of OakvilleĪlso worth highlighting is a more ambitious approach to development with adjacency to the GO Station. The project contemplates the construction of two rounded towers standing 14 and 19 storeys, and intends to harness its proximity to transit to deliver a total of 317 units, meeting a more urban standard for density than the low-rise plaza which is on the site currently. Located immediately across from the GO Transit Station to the east is the proposed 485 Trafalgar Road project. The pre-construction group is more indicative of what the next few years could look like for the area. The building will eventually stand 12 storeys, offering a gentle density boost of 154 units. The only project actively under construction is The Insignia, which is still working through the early stages. Rain and Sense Condos, completed in 2019, image by Edward Skira Featuring two towers of 21 and 19 storeys built above a shared podium, the project ranks close to the top on Oakville’s height list, while delivering a total of 245 new units, and demonstrates what the municipality has been willing to allow in terms of height and density in recent years. The most recent of the two complete projects is a 2019 residential development dubbed Rain and Senses Condos. The remaining 12 were all listed in pre-construction, reflecting the emerging nature of the area. Of that total, two projects were listed as complete, with only one in active construction.
